Homes now can help you through the entire process, from town planning right through to the construction of your new unit/s or townhouse. By allowing Homes Now help you with your town planning project we really do take the hassle out of what is usually a very long and dragged out process. Homes Now will start this process for you for just a small deposit. We will arrange for a town planning consultant to visit your site to assess the feasibility of your proposed town planning project. (If feasible a site sketch and report will be prepared for client’s consideration).
If the proposed town planning project is assessed as feasible and you wish to continue with your project, a further Stage 2 deposit is required. Homes Now will direct the Town Planning Consultant to undertake the necessary work to prepare a preliminary design and assessment report.
These works would include the following:
- Obtain Legal Point of Discharge Diagram and Sewer Plan.
- Obtain power, gas, water diagrams asset information.
- Identify fall on site and incorporate into design.
- Overlay standard or slightly modified Homes Now floor plan designs onto site plan.
- Produce concept plan in CAD Format.
- Prepare preliminary design report for client (2-3 pages).
Once the above works have been completed Homes Now requires a Stage 3 Planning Deposit. Homes Now will then engage a Town Planning Consultant to undertake Town Planning Application Process and to lodge an application for the planning permit.
These works would include the following:
- Present preliminary design to council.
- Provide amendments to preliminary Design.
- Provide all necessary town planning drawings.
- Preparation and lodgement of town planning application with Council.
- Advertising.
- Attendance at Council and liaison with planning officers.
- Manage application through council, including attendance at pre/post-lodgement meetings.
- Plan amendments as required.
- “Basic” landscape plan (if required).
Once the council has granted the planning permit we can then proceed to building contracts and work towards the construction of your new unit/s or townhouses.
*Should the town planning application be successful, the Stage 4 Deposit is paid (for up to two units) to this date will be credited to the Tender Prepared by Homes Now PTY LTD for the construction of the approved development.
