In having a coffee with my wife just last weekend out at Alamanda Point Cook we overheard a conversation about land pricing, being that we are both in the building industry we couldn’t help but tune in as you can imagine… the gentleman was saying that the land had been advertised at $240 000, not sure if it was at Alamanda, however they had put in an offer of $185 000 and the land agent came back at $200 000. A sensational result for them and a great saving.

Being able to negotiate that kind of a discount gives you more confidence and a bigger buffer moving forward so that even if land prices do still come back a fraction you still have equity in your property, by the time your new home is built and the estate is sold out you can often be well ahead in dollar terms. In fact some of the news from RP Data and the like are saying existing house prices have come back a bit in parts of Victoria yet land prices have increased on average by 5%.

Inflation & The RBA

The RBA has today held the official cash rate at 4.75% over concerns about inflation and while the cash rate staying steady at 4.75% is great new for borrowers looking to build a new home, the question is now being asked

What is inflation and how does that effect me?

According to Wikipedia inflation is a rise in the general level of prices of goods and services in an economy over a period of time.

What this means is that with inflation the cost of building a house or replacing a home becomes more expensive because the cost of the steel frame, the timber, the wiring, the materials, labour and the time cost of professionals goes up.

For home owners inflation can be a great thing because it generally means that their home is going to be worth more over time because to build the same home now costs a lot more.

Stamp Duty Cuts For First Home Buyers

Stamp Duty Concessions will be cut for first home buyers in NSW from January 1st 2012.

This change applies to existing dwellings and is aimed at encouraging first home buyers to build rather than buy, why anyone would buy existing when you can have a brand new home for the same price or less is something we have never understood but hey we are a bit biased on this one…

This has bought the Sydney property market back to life with an influx of first home buyers who do not want to miss out on the stamp duty concessions at their current levels, to get the full storey go here.

New building regulations have come into effect as of the 8th of September 2011 which now require all new homes built in many suburban and regional areas in Victoria to have a minimal BAL 12.5 rating in lieu of a previous BAL LOW rating.

BAL ratings relate to the bush fire attack level of the block which was introduced by the Building Commission, after the Black Saturday
bush fires. A BAL Assessment must be completed for the proposed construction of any new home in Victoria.

For you reference the BAL 12.5 costs do vary depending on the house design. This will add additional costs to the construction of your new home.

As always it is best to speak to your builder because if you are in the middle of the pre-build process you may need to adhere to the new regulations when constructing your new dwelling.

You should be given the option to try and have your home passed under the existing BAL LOW rating however additional charges for BAL 12.5 will apply if this is not passed by your building surveyor..

The only municipalities that do not have any designated bushfire prone area in Melbourne are Yarra, Maribyrnong, Moonee Valley, Darebin, Boroondara, Stonington, Glen Eira, Moreland, Port Phillip and Bayside.

Land Search

Land Search is the easy part and we have a team of experts who can assist you with finding land where you wish to build, it should be clarified here also that whether you already have land or are just beginning your land search we can build you a new home anywhere in Victoria.

If you have land already you only need to find a home design that you love and that works for your block, our consultants can easily assist you with what will fit your budget and the way you love to live.

Foundations (The Slab)

There are 5 types of soil classifications on which we can build a home and each type will require a different slab or foundation to ensure your new home is on solid ground.

“A” is the best class that can be achieved and the soil is usually very sandy. Other classes included “S” “M” “H” and “P”

Homes Now includes in our pricing everything up to and including an “H” Class Slab

“P” Class is the worst classification and this is usually caused by landfill on the site or trees around the site.

In Melbourne the most common type of soil condition is a class “H” which means the soil is highly reactive and usually the soil will consist of clay. Most builders only include up to an “M” class slab in their inclusions. At Homes Now we include up to a “H” Class Slab as standard because it is the most common here in Melbourne and Victoria.

Before purchasing a block you should always undertake a soil test, feature survey and speak to a qualified builder to ensure there are no hidden surprises, it can be a good idea to make your land contract subject to these being satisfactory because if it comes back as “P” Class it can end up costing you a lot of extra money that you may not have budgeted for.

If you already a “P” Class Block we can build on it you just need to be aware that there will be additional costs.
